🏡 Approval secured for 100% affordable housing scheme in Bangor, Gwynedd

We’re really pleased to have supported the approval of proposals for 48 affordable homes at Incline Fields, Bangor, helping to bring forward much-needed housing on a complex and sensitive site within North Wales.

The site is allocated for housing within the Local Development Plan, but previous proposals had stalled due to constraints associated with the Penrhyn Slate Quarry Railroad Scheduled Monument, which forms part of the North West Wales Slate Landscape UNESCO World Heritage Site.

Working closely with WILLIAMS HOMES (BALA) LTD, project partners, and specialist consultants, Axis helped develop a design-led planning approach that carefully balanced heritage protection with the urgent need for affordable homes. Through collaborative engagement with Cadw and Gwynedd Council, the scheme demonstrates how thoughtful planning can unlock challenging sites while respecting internationally important heritage assets.

Alongside delivering high-quality affordable homes in an accessible location, the proposals integrate significant areas of open space providing leisure, ecological, and biodiversity benefits for the wider community.

đź’¬ Jamie Bradshaw, Senior Planning Consultant at Axis, said: “This project shows how complex heritage constraints don’t have to prevent sustainable development when the right team and the right design approach are in place. By working collaboratively with consultees and the project team, we’ve been able to secure a scheme that both protects Bangor’s internationally important heritage setting and delivers high-quality affordable homes for local people who need them most. It’s been a delight working with the project team listed below…”
